The maximum number of persons (including adults and children) using the rental premises shall not exceed the total number on the rental contract.
Smoking, vaping and e-cigarettes is permitted outside only. Smoke can leave an unpleasant smell and other guest arriving could have allergies.
We love laughter! It is a sure sign of a good time and that is why you are here! We do, however, have a quiet time of 10:00 pm and it has been well respected.
We do expect wear and tear on certain items and furniture in the cottage. Accidents happen and if you do have an accident and drop a glass or break a plate, please let us know and we will replace it for you. However, if there is a situation where there has been deliberate damage for whatever reason, the rental customer assumes responsibility for any damages to the cottage rented and property including missing items/equipment and agrees that the cottage may be inspected at checkout to verify inventory and cleanliness. If the cottage is found to be excessively dirty, has a lot of breakage or is beyond the normal wear and tear your deposit will be forfeited. The cottage should be left as you found it with the exception of the unmade beds.
Eagles Eye View Cottages is not responsible for loss Wi-Fi or power outages as these situations are out of our control. We are also not in control of the repair service therefore the length of time we are without service is also out of our control.
Some advertised amenities are not guaranteed and may not be available at your time of visit such as hot tubs, washers, dryers, propane fireplaces, etc. Occasionally, it is a maintenance issue such as cleaning or loss of power. We will however do our best to make sure they are working and available as soon as possible. No refunds are given for these interruptions
Lost and Found
Any clothing or items left behind will be kept for a maximum of two weeks on site. Please understand that this can demand a lot of space for storage so a prompt pick up of any thing forgotten is greatly appreciated. If shipping is the case, the guest will be responsible for the shipping fee.
Check in/Check out time
Our Check in time is 4:00 and 7:00 pm.
Unfortunately, we cannot accommodate early check in times due to the fact that we are busy getting the cottage clean and properly stocked for the next guest. (And sometimes, we must run for supplies.)
If you are going to be later than 7:00 pm, please notify the office at 506-650-8307 and we will make arrangements for you.
Our check out time is 10:45. Again, we appreciate your support in respecting this time as staff require time to get the cottage ready for the next guest.

We are very happy to announce that we now have three pet friendly cottages available. (We accommodate pets under 30 lbs only, so please keep this in mind when booking a cottage.) You can book one of CROW, GOLDFINCH, or SPARROW and bring your pet! Please be sure to read over our PET FRIENDLY cottage rules so that you are aware of your responsibilities when bringing along your pet.
The fee for pets is $15.00 per day per pet. (Not to exceed 100.00)
All cancellations are subject to a $25 admin fee and must be sent by email to firstname.lastname@example.org. You can also reach us at 506-650-8307. Messages are checked on a regular basis.
A major credit card must be given at the time of your reservation. Your credit card will be charged a registration fee of $200.00. You are expected to pay the full amount of your cottage upon arrival. The $200.00 registration fee will held until inspection of your cottage at the end of your stay. Your cottage must be left in the same condition you found it in for a complete refund.
If you cancel more than 30 days before your check-in date, your registration fee will be fully refunded.
If you are cancelling less than 30 days before your check-in date, you will be responsible for the complete cost of your cottage, unless it is completely booked by another party. Your $200.00 registration fee will not be refunded.
